When renovating, it's important that you don't over capitalise. A general rule of thumb is that the value of your property should increase by roughly double the amount that you have spent renovating it. For example, if you spend $40,000 in renovations, you would like for your home value to have increased by approximately $60,000 - $80,000. In doing so, it is so important to focus your renovations on key rooms such as the Kitchen, bathroom and entertainment area.
