With the Perth property market slowing and the number of houses up for sale increasing, it’s never been more important for a seller to make their property stand out from the crowd. In what is being described as a buyers market, any potential seller would need to advertise their property in a way that gives them an edge on the others.
With 15,178 properties listed for sale as at 8th March according to reiwa.com.au, the Perth market has slowed considerably over the past year or two. At the same time last year, 13,664 properties were listed for sale, making it much harder to sell your property on the market now. The number of days properties are also listed on the market are also up, which goes hand-in-hand with the increase in listings.
According to Andrew Winter, the host of Selling Houses Australia, all properties for sale need a “Unique Selling Point or USP”. It’s this selling point that will differentiate your property from the rest and make a potential buyer interested in pursuing. Andrew says these USP’s don’t necessarily have to be an extra bedroom or bathroom added onto the home, but can be visual elements such as a view or the close proximity to a park.
When selling your property, you have to put yourself in the shoes of a buyer and think, ‘what features does my house have that will help it sell’. According to Andrew, these features that can make your USP will vary from house to house and suburb to suburb. There is no point advertising your brand new kitchen in a suburb like Ellenbrook, where you’re competing with many newly developed areas with brand new homes. However, this USP may work in Kalamunda, which is a more established area and a newly renovated kitchen would be more sought after.
In Andrew’s experience, he said that buyers will look towards the substantial negatives of a property if there isn’t a USP there that grabs their attention. He recommends starting a list of all the positive aspects of your property in which you value and then narrowing them down to find the USP. In a period of tough times in Perth for property prices, getting the value you want could well come down to how effectively you market your home.
