Prior to putting in an offer to purchase, which becomes a binding Contract, should the Vendor accept your offer, it is strongly recommended that you have a qualified and experienced Conveyancer peruse and provide advice on the Section 32 Statement.
At this time we will advise you on the document and also the investigations that you should carry out to ensure that you are making the right purchase for you.
We will also advise you on the conditions that should be included in the Contract to best protect you interests such as, loan approval, building and pest inspections and a detailed list of chattels that you believe should pass with the sale.
We also strongly recommend that there is a special condition that the Vendor will have all appliances in working order at the day of settlement.
Remember to take photographs of the present state and condition of the property.
