November 2013: Busy, busy!

November 12, 2013
Evee Shawcross

This month we launched a new look email newsletter! We are well into Spring now and this has been reflected in a very busy couple of months here in the office. Our family of clients is growing rapidly and we realised it was definitely time for a new-look letter and a couple of competitions and offers as well. Drop me a line if you would like to receive our email newsletter.

Interest Rates:

The RBA decided to keep the official cash rate on hold at its record low position of 2.5% for the third consecutive month yesterday. This decision had been widely predicted by economists due to recent improvements in retail sales figures, building approvals and capital city house prices.

In his statement, Bank Governor Glenn Stevens again said that economic growth was running a little below trend and that this is “likely to persist in the near term, as the economy adjusts to lower levels of mining investment”. In fact, much of the tone of Mr Stevens’ statement was similar to previous months, however he did express more concern over the high level of the Australian dollar. The dollar fell in response to the announcement, ending yesterday’s session at 94.88 US cents, down from 95.01 US cents shortly before the RBA’s announcement.

Property News: Use Reports When You Are Buying or Selling a Home

It makes sense to research your local property market carefully when you buy or sell a home. Good research will help you to decide on a fair price for the home you want to buy whilst it also makes sense to check out the competition when you are thinking of selling your home.   Residex offers a free suburb report (click here) which can help you to profile an area including:

  • Facilities, services and lifestyle
  • Neighborhood statistics
  • Local property prices

For sellers, suburb reports can help to identify their target market.

If you are currently house-hunting, I am able to offer one Residex Comparitive Market Analysis Report which normally costs over $50. This report will give you some comparatives and estimates to assist in your price considerations. These include:

  • The property’s sales history
  • Nearby comparable sales
  • Suburb demographics and growth predictions
  • Residex’s Price Estimate for the property.

Local History: Cape Moreton Lighthouse

Moreton Island Lighthouse is a heritage-listed, active lighthouse located on Cape Moreton, a rare rocky headland on the sand island. It was the first lighthouse in Queensland, built by ‘good conduct’ convicts from sandstone quarried on the island and was lit for the first time in 1857. It was, for a long time, the only light on the entire east coast of Australia.   Today, Cape Moreton is an excellent viewing point for marine life such as whales, dolphins, dugongs and turtles and the free Moreton Island National Park Information Centre is located nearby in one of the old lighthouse keepers’ cottages.
