First Home Owner Grant NT

The NT government offers a $26,000 First Home Owner Grant for purchasers of new homes, as well as a home loan package to assist low to middle income owners in buying their first home.

To encourage the construction of new homes in the Territory, from 1 January 2015, the $26,000 First Home Owner Grant in the NT is only available to first home buyers who enter into a contract to construct or purchase a new home, or commence construction of a new home, on or after that date. Further, to be eligable at least one of the applicants has to occupy the home as their principal place of residence for a continuous period of at least 6 months within 12 months of the completion date of eligible transaction.

The FHOG is not means tested and there is no limit to the transaction eligibility threshold (i.e. value of the property).

Homebuild Access

The NT Government also funds a home loan package called Homebuild Access. This scheme helps low to middle income earners achieve the security of home ownership, and offers two loan products targeted at the construction of new dwellings where building started on or after 1 January 2013. The following purchase price limits apply to both Homebuild Access loan products:

First Home Owner Discount (FHOD)

The First Home Owner Discount was designed to assist first home buyers in NT with the purchase of an 'established' home up to the value of $650,000, as long as it is also their first home in Australia. The FHOD is a full stamp duty concession on the initial $500,000 value of the home, which equates to stamp duty savings of up to $23,928.60. Please go to the Northern Teritory Department of Treasury and Finance for more information.


Principal Place of Residence Rebate (PPRR)

The Principal Place of Residence Rebate, provided by the NT Government, is for persons purchasing a 'new' home or land on which to build a home (as well as those considered substantially renovated). This allows the First Home Owner Grant funds

to be available at settlement or at the first progress payment if you are building your home.


If you apply directly to the Revenue Office,

funds will not be available until after settlement or completion of the home if you are building.
