Meet LJ Hooker Leeming Property Managers

Rebecca Wilson and our team at Mortgage Choice Perth sat down with LJ Hooker Leeming Property Managers recently to learn a bit more about their business, the property market and how they help their clients. 

Catherine Otway, the Business Development Manager at LJ Hooker Leeming, gave us the inside scoop on all things property management and the rental market! 

Catherine, can you tell us a bit about LJ Hooker Leeming, and how you help your clients?

LJ Hooker Leeming was established back in 1987 and was taken over by Pauline and Darryl Francis in 2002. In 2007 and 2011 they were named the Franchise Owners of the Year and have since taken out numerous other industry awards for excellence in both sales and property management.

Pauline Francis runs two individual offices within the Leeming Forum Shopping Complex, one head up by her husband Darryl specialising in Sales, the other -  where Pauline is based - specialising in Property Management. In 2010 Pauline was nominated and subsequently appointed to the esteemed LJH board of Admirals and in 2011 was named Telstra Business Woman of the Year (CommBank business owner category). Showing her success and recognition not only within the Real Estate industry but amongst business professionals across the board.

The key to our success in running such a thriving business is our commitment and attention to detail together with our accessibility to clients.

What is your current evaluation of the rental market?

In our opinion, the rental market rents have stabilized with most owners meeting the market. Vacancy is still high but as an agency you need to be pro-active in making sure that you are showing all properties on demand and with home opens as well. The market is price sensitive so you need to initially price accordingly and have a good marketing plan. 

What are your predictions for the Perth rental/property market over the next 5 years?

It is hard to predict what will happen with the property rental market over the next 5 years as there are so many external factors that have an effect on the industry.

Investments fluctuate depending on the conditions and because of this our suggestion would be to always ensure you have a good tenant and agent looking after your valuable asset. Regardless of the market conditions, having these two things in place will save you money and also give you peace of mind.

What is your advice for those looking to purchase an investment property in today's market?

If you are looking at purchasing an investment property in today’s market, we would suggest you look for the below things in a property to help attract potential tenants:

  • Close to public transport and schools
  • Low maintenance
  • Cosmetic renovations i.e. repainted, new carpets, new blinds etc. if the property is aged  
  • Cooling and heating (split systems, gas bayonets, reverse cycle air conditioning or ducted air conditioning)
  • Added features i.e. sheds, pools, solar panels, garage etc.
