Spring is in the air and the peak property season is upon us.
If you’ve been thinking about putting your home on the market, now’s the time to get cracking.
Spring is the peak period for property sales – not just because gardens look prettier and the warmer weather tempts buyers onto the streets and into ‘Open Home’ inspections.
Selling in spring also lets vendors (sellers) make useof clever timing.
Buyers often want to be in their new home by Christmas, and many will start home hunting from August onwards with a view to finding the right place, and settling on their purchase in time for the festive season.
The market’s in good shape.
Importantly, spring 2013 brings particularly good reasons to consider selling.
Record low interest rates coupled with a rising property market is encouraging more buyers into the market.
Tim Lawless, of property group RP Data, says, “The housing market is in much better shape than it was a year ago...auction clearance rates are consistently higher than 60% nationally”.
The thing is, other vendors will also take advantage of the current spring selling season, so it’s essential to make your home stand out from the crowd.
Clean, declutter, repair
Start by giving your home a top-to-bottom clean.
Freshen up interior walls with a new coat of paint preferably in whites or neutral tones.
Pack away personal items and par back furniture especially in smaller rooms. This not only makes rooms appear larger, it depersonalises your home giving buyers more of a chance to imagine themselves living there.
If dated furniture is letting the interior down, think about putting the old pieces into storage and hiring some new furniture to create the ‘wow’ factor.
Dust off your toolkit and repair anything that could show up in a building inspectionreport as well as those minor irritations like broken window panes or loosefence palings.
Create street appeal
Tidy up the garden or balcony, remove any dead plants and add planter pots for a burst of spring colour.
Pay special attention to the front of your home - street appeal is critical. A splash of colour on the front door, a slick new letterbox or a few flower-filled window boxes could be what it takes to tempt buyers into your home – and help you into a sale.
