Over the years we've seen Ballajura as a nice up-and-coming suburb for young couples or families starting out, or for those wanting a little more space and rural feel on the east side near Whiteman Park.
Over the course of 2014, the median house price in Ballajura was usually above $500,000, rising to $547,000 in February. It fluctuated and dropped since then, and it did get as low as $420,000 in November 2015.
Since then it has seen a decent jump to $469,500 in February 2016, but it's worth noting that this is still about 14% lower than the high of Febuary 2014.
Like other suburbs that we've been looking at recently, Ballajura saw a drop in the number of house sales in recent times. 2015 saw 225 sales, which is a drop of about 20% from 281 sales in 2014, and 24% lower than the recent peak of 298 sales in 2013.
We've also started to see a decent amount of activity just a little to the East, now that Hepburn Ave has been extended and that plenty of land sales are happening near Caversham. This may have a gentrifying effect on Ballajura in due course too.
Perhaps these indicators make Ballajura a prospect worth considering for the future.
