Piara Waters is located approximately 20 kilometres south-southeast of Perth CBD. It is within the City of Armadale and is approximately 6 square kilometres. The suburb is in close promixity to neighbouring suburbs of Canningvale and Jandakot, as well as the Albany Highways.

Due to the conversion of small farms into residential lots, the area has grown significantly, with the population being 91 people in 2006 to 2,592 by 2011. The population is even predicted to grow to 8,000 people by 2021.

The predominant age group in Piara Waters is 25-34 years old, with households in the area consisting of primarily couples with children.

Households are likely to be repaying between $2400 - $3000 per month on their mortgage repayments. In 2011, 88.2% of homes were owner-occupied – a significant increase from 60% in 2006.

The median sales price of houses in Piara Waters is currently $519,000, with the rental income likely to be approximately $400 per week.
