Using equity to purchase an investment property

Did you know it's possible to use your existing home to buy an investment property without dipping into your savings? If you've owned your home for a few years, you may have access to some equity, which could allow you to purchase another property. A general rule when purchasing an investment property using your home equity is to look at properties that are a maximum of four times the cost of the amount of equity in your home.

For example, if you have $250,000 in accessible equity and are looking to purchase a property for $1,000,000, you can put down a 20% deposit and still have $50,000 remaining for legal fees, stamp duty and other fees associated with the purchase.
