How does negative gearing work?

The term ‘gearing’ simply means borrowing to invest. When it comes to buying a rental property, most people achieve gearing through their investment loan. In the world of investing, there are three types of gearing you should be aware of. They are:

  • Positively geared
  • Neutrally geared
  • Negatively geared
Positively geared

When a property is positively geared, it means the rental income is greater than the costs of owning the place. 

Neutrally geared

When a property is Neutrally geared, it means the rent perfectly covers the property’s outgoings.

Negatively geared

When a property is Negatively geared means, there is a shortfall between the investor’s rental income and the expenses associated with owning the property.
