The Why, When & How of Meeting a Mortgage Choice in Toowoomba Loan Expert

It is time to make an appointment, when:

  • As a first home buyer, you have saved up a sufficient deposit, and have thought about what type of property and price range you would like to purchase. The first step is to take our First Home Buyers Readiness Quiz to find out how much your income will allow you to borrow and how much deposit you will need.
  • You have built up equity in your current property (the value of your property after subtracting your loan) and would like to discuss options to upgrade or buy an investment property. 
  • You have had your current loan product for more than 2 years. This is a great time to discuss refinancing options to access a cheaper interest rate or to add time-saving features to your home loan.

When your loan application 'settles', the lender pays us for our services in completing all the paperwork and providing you with ongoing advice on their behalf.

For our standard home /investment loan service, there is no cost to you. The loan costs (rate and fees) are the same, as dealing directly with the lender and we do not leave you waiting endlessly on hold. 

1. Book an appointment via our online booking app or by calling our office 07 4638 8200. We are open on business days and have early evening appointments available on selected days. You can choose between an office or a phone appointment and your meeting will take around one hour.

2. Discovering your individual circumstances. A link will be emailed to you, that provides you access to our MyHub portal.  In this secure portal, you complete a Fact Find which provides us with the necessary information we require for your meeting. The more we know, the better we can help you achieve your goal.

3. Meet your broker and get started. Your broker and their support team will then communicate regularly with you, providing advice and answering your questions.  

Providing full financial information and consent for us to check your credit report is a very important step as your broker needs to have a comprehensive understanding of your financial circumstances to: 

  • Recommend the best lending solutions and advice for your unique situation.
  • Present your loan application with accurate information to the correct lender when you are ready to proceed. This provides you with the best chance of success.

We require your information beforehand so that in your one-hour meeting, we can provide you with accurate advice on your options and answer your questions. Lenders have different lending criteria and your borrowing capacity will differ between them, it is our job to match you with the right lender. 

Our office will send you an email confirming your appointment and providing you with a link to the Mortgage Choice secure online customer MyHub portal. After your meeting, we will also provide you with a link to the secure Bank Statements service. Find out more below.

The Mortgage Choice Privacy Policy governs the privacy of all the information that you provide to us. The security and privacy of your personal information is important to us and we fully intend to respect your rights to privacy in accordance with the Australian Privacy Principles (APPs) and Part IIIA Privacy Act 1988 (Cth), the Privacy (Credit Reporting) Code 2014 and any other relevant law.

  • Using a desktop/laptop and a Google Chrome browser will make the form easier to fill in.
  • If the system doesn't recognise your password, it can be reset by clicking "Forgotten Password" (an email will be sent, please check your spam folder/ search for the sender's email address: 'noreply@mortgagechoice.com.au'). 
  • Can't locate where to add a second applicant: Go back to page 1- Personal Details. It is located underneath the question asking for your address.
  • Don't have 3 years of Work History: Select Unemployed and then select the option of Student, Home Duties, or On Benefits that most closely reflects your situation.
  • Gross income means your income before tax.
  • If you are renting add your rental payments only in the Commitments section, do not add a second time in Expenses.
  • Add all your BNPL & Interest-free store cards (eg. ZipPAY, Latitude GO etc.) to the commitments section under the credit cards. It doesn't matter if you do not have an outstanding balance, if you have an open account, lenders will view this as a credit facility.

We ask for your consent to check your credit report. This is a 'soft enquiry' and will not negatively affect your credit score.

All lenders conduct a comprehensive credit report and use this information when assessing your application. Having this information allows us to provide you with advice to improve your application and select the right lender.

To apply for a loan we require your bank statements as lenders review your bank statements to help them assess your financial position and ability to repay the loan. Most lenders will request at least 3 months of your bank statements. 

This process is easily completed by submitting your bank statements to us via the BankStatements.com.au link that we will provide to you. 

BankStatements.com.au offers you a free, secure and simple method to retrieve your bank transaction statements and send them directly to us. BankStatements is an Australian-owned and based company and is a part of the Illion group. Illion is a major financial data company in Australia.
