  • It is not always easy to find suitable property. As your property needs and personal circumstances change during the property search, your pre-approval may become unfit for purpose. We are there for you in case you need to change lenders or change your options. You are not committed to the one lender that may no longer meet your circumstances. 
  • We do all the application legwork for you, including gathering documentation, putting together the application and presenting it in a clear, concise way for the lender to review. This includes all paperwork involved with applying for the ‘First Home Government Guarantee’ scheme, which must be made to a ‘Participating lender’. We have many of the ‘Participating lenders’ on our panel and are authorised to handle this on your behalf.

There are many Government incentives and schemes available that are designed to get you into your first home faster. Some provide cash rebates, save you money on stamp duty or can even get you into your home with as little as a 5% deposit with no Lenders Mortgage Insurance (LMI). For those who don’t qualify, certain occupation types may still be able to avoid Lenders Mortgage Insurance (LMI).  Our team will chat you through the eligibility requirements to consider and help you apply.

We can help determine if you need help from a Guarantor

Depending on your situation, you may require the help of a guarantor. There are two types:

  • Security guarantor – A security guarantor may be useful if your income is high enough to qualify for your desired loan amount, but too high to qualify for any of the Government’s First home buyer means tested schemes. The security used is typically property, but can be a term deposit with some lenders (meaning a property does not need to be put up as security, nor gifting required)
  • Servicing guarantor – A servicing guarantor may be required where you have built up a sufficient deposit, but do not earn enough income to qualify for an amount you require
